Description

The Geusselt development represents a progressive approach to urban design in Maastricht, harmonizing architectural innovation with ecological sustainability. At the core of this initiative is the “Green Extension,” a thoughtful spatial strategy that forges a seamless connection between the Groene Loper and the park zones adjacent to Stadionweg. This extension enhances pedestrian mobility, inviting residents and visitors to explore a vibrant urban landscape integrated with nature. The design is anchored by three primary architectural masses: the existing Apple Park Hotel, which serves as a hospitality cornerstone, and a striking high-rise structure that will replace the former restaurant, introducing a contemporary skyline element that maximizes natural light and panoramic views. Complementing these, a terrace building proposed  on the municipality land will ensure the development’s multifunctional character, meeting various community needs while enhancing the area’s urban fabric.

A new urban boulevard will improve the relationship between Stadionplein and the stadium, fostering pedestrian interaction and creating an inviting public realm. Publicly accessible balconies will visually connect Stadion Boulevard to the adjacent green and water zones, promoting recreational opportunities and leisure activities. Additionally, terraced greenery is incorporated into the design, forming attractive micro-parks that facilitate social gatherings and community interaction, further enriching the area’s vibrancy. Each architectural element is designed for sustainability, incorporating green terraces that support biodiversity and form small pocket parks, enhancing the urban environment.

The “Magic Mix” programming blends diverse residential and commercial functions, including student housing, elderly care facilities, and healthcare services, cultivating intergenerational interactions and addressing critical social needs.Through collaborative design and active stakeholder involvement, the Geusselt development aspires to create a lively urban ecosystem that reflects the aspirations of the Maastricht community. This visionary project stands as a model for integrating innovative urban design with ecological principles, ultimately enhancing the quality of life for its residents while promoting a sustainable future.
